Managing a commercial property comes with a lot of challenges and a lot of costs. If you can do any of the work yourself, you might consider it to keep costs down. If your air conditioning system isn’t running correctly, the following will help you decide if it is time to call the professionals.

Making a Few Simple Inspections

You want to keep your customers and tenants happy, so when the AC goes down, you should get on the job right away. There are a few things you can inspect if your AC isn’t working properly. First, go to the breaker box, or electrical panel, and see if there’s a tripped breaker. There’s also the possibility of a blown fuse. If you can switch the breaker back on, do it. If there’s a blown fuse, it may be better handled by the professionals.

You may also want to consider inspecting your thermostat. Does it need new batteries? Is it set to cool? Is the temperature set below what the room temperature is right now? These are some simple things you can fix on your own.

Ensuring Airflow Is Happening

Perhaps your AC kicks on and the thermostat is set correctly, but the airflow just isn’t right. Maybe it’s not strong enough or has hot air blowing instead of cool. To troubleshoot, first take a stroll around the building to ensure the air vents aren’t blocked by anything. They all need plenty of space to circulate air properly. If the vents are particularly dusty, this would be a good time to clean them.

Second, check the air filters, and if it’s been longer than a month, change the filters. A system with dirty filters will have to work harder, thus resulting in warmer air. Finally, check out the indoor air handler. If it has ice on it, you have a problem and should contact the professionals.
